Applications are invited for the Grihasree Housing Scheme implemented by the Kerala State Housing Board for the weaker and lower-income sections of society. You can submit applications online from July 7th to 31st. Detailed information is available on the official website.

Guidelines for Sponsors and Beneficiaries

The Grihasree-2025 Housing Scheme provides a subsidy of ₹3 lakhs from the Kerala Government for the construction of houses for the vulnerable (EWS) / Low Income (LIG) groups with at least 2 cents / 3 cents of land, in cooperation with voluntary organizations / NGOs / philanthropists.

Important Points

  • The maximum area of the house to be constructed under the scheme is fixed at 83 sq.m.
  • Individuals with blood relations or family members to the beneficiary cannot provide sponsorship.
  • The beneficiary cannot apply as a sponsor. Family members are not allowed to sponsor each other's houses.
  • Sponsorship applications must be registered online on the Housing Board's website, and a copy must be submitted to the relevant district offices of the Board.
  • The sponsor must ensure that the property is in the name of the beneficiary when submitting the sponsorship application. Applications without this will be rejected.
  • When submitting a copy of the sponsor's application to the office, a copy of the beneficiary's name, address, land tax receipt of the land intended for housing, and a copy of the ration card must be submitted.
  • Sponsorship applications should be submitted only after ensuring that the beneficiary is eligible for financial assistance.
  • If a situation arises where the beneficiary needs to be changed, the sponsor must seek permission from the Head Office. This will only be allowed before installments are distributed.
  • Individuals / organizations sponsoring more than five beneficiaries need only provide documents related to the beneficiaries after receiving permission from the Board.
  • It is advisable to register the sponsor application in the same district where the beneficiary intends to build the house.
  • Subsidies can only be distributed when the amount for the subsidy is allocated by the Government.
  • The Board does not pay interest on the amount invested as the sponsor's share or the beneficiary's share.
  • Sponsors should ensure that all applications comply with the guidelines prescribed by the Board; all non-compliant applications will be rejected.
  • For this, voluntary organizations / NGOs / philanthropists have to remit one lakh rupees in the district offices of Kerala Housing Construction Board upon getting approval in the application for sponsorship submitted. Beneficiary details and payment details have to be provided in the online portal. After scrutiny of the application, the beneficiary's share of one lakh rupees should be remitted to the Kerala Housing Construction Board.
  • The maximum floor area of the house allotted under this scheme should not exceed 83 sq. m. The sponsor and beneficiary should give special attention to this. Financial assistance will not be granted in cases where the floor area is exceeded.
  • The beneficiary should not be included in the beneficiary list of the Government's LIFE Housing Scheme or have received financial assistance from the Government for housing construction.
  • Sponsor applications are scrutinized, and houses are allotted district-wise from the Board headquarters according to the target. Upon approval of the sponsor's application and the availability of the government subsidy of Rs. 3 lakhs from the Government of Kerala, the amount will be made available to the beneficiary in four installments for completing the various stages of the house.

Documents to be Submitted by the Applicant

  • Aadhaar Card, Photo ID Card
  • Income Certificate (obtained from the Village Officer)
  • Land Ownership Certificate (from the Village Officer)
  • Land Location Certificate (from the Village Officer)
  • Self-attested copy of the Land Deed
  • Self-attested copy of the Ration Card
  • Encumbrance Certificate to prove that the property has no liabilities (from the Sub Registrar Office)
  • Certificate from the concerned Local Self-Government Institution Secretary / Village Officer that the applicant and family do not have a habitable house.
  • Certificate from the Local Self-Government Institution Secretary that the applicant has not received benefits for a house under the LIFE Housing Scheme or other similar housing schemes.
  • Land tax receipt and Thandaper Certificate after land transfer.
  • Copy of the Bank Passbook showing the Account Number, Beneficiary Name, and IFS Code of the Bank.
  • Certificate for proving Caste (only for SC / ST category)
  • The original title deed of the property should be presented at the office for verification at the time of submitting the application (it will be returned after verification), and a photocopy should be submitted to the office along with the application.
  • Upon producing these documents at the Board's district offices and obtaining approval, the sponsor's share of one lakh rupees should be paid. Subsequently, a password will be received for submitting the beneficiary's application online. The application must be uploaded with a passport-size photo of the beneficiary not exceeding 20 kb in size and printed out. The beneficiary's share of one lakh rupees and a registration fee of Rs. 100 must be paid, and an agreement must be entered into with the Board on stamp paper worth Rs. 200. The hard copy of the application should be submitted to the relevant district office.
  • The approved plan (Building Permit) with a floor area not exceeding 83 sq. meters must be submitted before receiving the first installment of the house.
